It takes approximately 1 ½ – 2 hours before working conditions start to become uncomfortable and another couple of hours to become unbearable. When it comes to routine maintenance on your AC units, making sure the air filters are changed timely and scheduling coils or coil fins routinely will make a difference in keeping the air flow moving.
However, that’s not enough.
Routinely checking and cleaning the condensation lines will not only help in reducing the humidity, but it will also save the ceiling tiles, walls and/or carpet from excess moisture it creates when it gets clogged. Checking window seals bi-annually helps with the lost of cool air, winter moisture or heat from the summer sun can damage the seals causing the units to have to work harder to keep the area cooled due to the loss of air.
Having the maintenance staff schedule routine checks or putting an annual HVAC contract in place with a trusted vendor will help with maintaining the unit’s life span, not to mention they will be able to recognize any issues that may arise and have fixed prior to getting the heat, not only from the weather, but the tenants as well.
